Realtor®  Evaluation Checklist
 
If the Realtor®  you are considering does not offer the following, you will be making a COSTLY mistake:

· A member of three MLS services: OKH Board of Realtors; Heart of KY Association of Realtors & Greater Louisville Board of Realtors

· Have a Company Web Site (Believe it or not some 6% traditional real estate companies Do Not have a web site!)

· Have Unique & Noticeable Yard Signs (Potential buyers remember our shape, logo, bright blue color which allow them to easily find your property later.) 

· Offer a "Shown By Owner" Listing Service for 0%.  (one time $1000 Advertising Fee up Front & 1% @ Closing or 2.0% at closing - on MLS & Realtor.com until SOLD) 

·  Run Commercials on Cable TV Channels (such as TNN; CNN; Lifetime; HGTV; ESPN)

· Advertise In the Standard Newspaper with Full Color

· Advertise in the monthly Homes Magazine

·  Use "Enhanced" Realtor.com features to market your property, which include:

• Showcase Boarders to Highlight your property (on search results page)
• Eye-Catching Headline to make our property stand out!
• Featured Headline Messages
• Ability to add up to 25 photos! 
• Special Web Address just for your property
• Printable Brochure of your property
• Ability to Customize the Description and Features of your property
• Directions (with a Map) to your property
• Information about your Neighborhood
• Click" to contact Realtor® 
• "Click" to schedule a showing 
• Ability to upload Mini Movie of your home - video tour not just a pictures! 
• "Flashing" Company Logo to draw attention to your property (on search results page)
• Open House Buttons - "click for info"

Note:  ALL Real Estate Company's / Agents do not have the "Enhance Realtor.com Features".  These features are an extra cost to the Company / Agent.  However, these features make your property "stand out" from the crowd.  Some listings do not even have the agent's name, cell phone or access to email them for additional information.  They only show the Company and office phone number.  Most buyers will not pick up the phone and call when browsing the internet and your property will get skipped!   Please visit Realtor.com and look at a Companies current listings before you make a decision.  Many companies who do not offer this service are still charging 6% commission!
